Concrete Lifting: Garage Floor & Stairs Restoration Project in Surrey
The Challenge
A homeowner in Surrey was facing multiple concrete settlement issues throughout their property. The front stair pack was noticeably sagging to the left by approximately 3 inches, creating an unsafe entrance to the home. This settlement had also affected the landing pad and the walkway leading to the front door, creating a series of trip hazards. Additionally, the garage floor had sunk a significant 4-5 inches throughout its entirety, and the driveway in front of the garage showed substantial settling.
This extensive settling likely resulted from soil erosion and compaction beneath the concrete structures over time. In Surrey’s climate, our freeze-thaw cycles combined with the region’s seasonal rainfall can be particularly harsh on concrete surfaces, especially when water infiltrates beneath the slabs.
Our Solution
After a thorough assessment, our Level Best Concrete Lifting team determined that polyurethane foam lifting would be the ideal solution to address all the affected areas. This approach would avoid the costly and disruptive process of concrete replacement while providing a long-lasting restoration of the property’s walkways, stairs, and garage floor.
What We Did:
- Stair Restoration: We began with the front stair pack, carefully lifting the structure back to its original position until proper contact with the door threshold was re-established. This required precise adjustments to ensure proper alignment with the home’s entrance.
- Landing Pad Realignment: We then moved to the landing pad, raising the front edge by 3.5 inches to close the gap created beneath the newly lifted stairs, restoring proper structural support and eliminating a potential safety hazard.
- Walkway Repair: Using a string line to assess the walkway’s condition, we identified a 2.5-inch sag. We systematically removed all three trip hazards and carefully lifted the walkway until it was level, while maintaining a slight slope toward the right side to ensure proper drainage.
- Garage Floor Restoration: The garage floor presented a significant challenge, having settled 4-5 inches throughout. We meticulously raised the entire perimeter back to its original position, then worked on flattening the interior surface to create a level floor.
- Driveway and Sidewalk Alignment: Finally, we lifted the driveway in front of the garage by 4 inches to create a seamless transition with the newly raised garage floor. We continued our work along the left-hand sidewalk, eliminating trip hazards and establishing correct drainage slopes.
The Results
The transformation was dramatic. What was once a hazardous collection of uneven surfaces became a properly aligned, safe, and aesthetically pleasing concrete system. The front stairs now connect properly with the home’s threshold, the landing pad provides stable support, and the walkway offers safe passage without trip hazards. The garage floor was restored to its original height and levelled for proper functionality.
Most importantly, all of this was accomplished without the mess, expense, and extended timeline of concrete replacement. The entire project was completed efficiently, allowing the homeowner to immediately enjoy their restored property.
Benefits & Takeaways
The homeowner was extremely pleased with the results, regaining full use of their property while eliminating safety concerns. By choosing concrete lifting rather than replacement, they saved substantially on costs and avoided weeks of demolition, form-building, pouring, and curing time.
Beyond the immediate benefits, this restoration also added longevity to the existing concrete structures and improved the property’s overall appearance and value. The proper drainage slopes we established will help prevent similar issues in the future by directing water away from critical areas.
Is This Solution Right for You?
If you’re noticing uneven concrete surfaces around your home in Surrey or the surrounding Lower Mainland, don’t wait until they become major hazards. Early signs include:
- Concrete slabs that appear to be sinking at the edges
- Visible gaps between concrete structures and adjoining surfaces
- Water pooling in certain areas rather than draining properly
- Noticeable unevenness when walking across concrete surfaces
These issues typically worsen over time, especially through our coastal winters. Addressing them early can prevent more extensive damage and reduce repair costs.
